In 2025, East Cobb’s real estate market presents new opportunities for buyers, with inventory increasing to 3 months from 2 months last year, creating a more balanced and less competitive environment. Homes take an average of 41 days to sell, giving buyers more time to explore their options. While interest rates remain around 6%, home values continue to grow steadily, making now a great time to invest before prices rise further. Top-rated schools in East Cobb are driving long-term demand; purchasing in East Cobb remains wise for buyers and investors alike. Outlook for 2025 is strong for East Cobb market - prices still moving up despite more inventory. It is a moving market - but bottom line - we are seeing it get a little better balanced with buyers having a bit more say in the transactions. However, we are seeing bidding wars starting back up for the homes that are move in ready, priced right and in good schools. So, we still see the right improvements help a home sell faster.

Metro Atlanta & Cobb County Market Update – Mid-March 2025
Spring is in the air, and the real estate market is heating up! Here’s what we’re seeing right now:
Buyer Activity is Picking Up – More buyers are actively looking, especially in high-demand
areas. If you’re considering selling, now could be a great time to take advantage of the
momentum!
Cobb County Breakdown:
• East Cobb is leading the way – The market here is hotter than the rest of Cobb, especially for single-family homes over $750K, where we’re seeing bidding wars due to low inventory and strong demand.
• Townhomes & Condos – Across Cobb County, these properties are sitting longer on the market, creating opportunities for buyers as this segment leans toward a buyer’s market.
Sellers: Presentation Matters – The homes that sell quickly and for top dollar are well-priced and show well. Staging, minor repairs, and strategic pricing make a big difference in today’s
market!
Rates & Affordability – While interest rates remain a consideration, buyers are adapting with creative financing strategies. If you’re on the fence about buying or selling, let’s chat about the best approach for your goals. The market is shifting, and every situation is unique.

Good news for homeowners and buyers! Recent trends indicate a positive shift in the housing market. Mortgage applications are on the rise, fueled by declining interest rates and signals pointing towards increased inventory. Experts are also forecasting a favorable 2025, anticipating continued stability and moderate growth. While precise rate predictions vary, the general consensus points towards a healthy market with steady appreciation and increased homebuying activity, particularly as we move into the spring buying season. This suggests a promising environment for both those looking to buy and those looking to sell.

Some key information as shared in the Spring FMLS Market Intel Report for the greater Atlanta area provides that as we transition into the vibrant spring season, we anticipate an active home buying market. Since the beginning of March, we’ve witnessed the largest weekly drop in interest rates in almost six months. This reduction in mortgage rates has a direct impact on housing affordability and purchasing power. For instance, a buyer with a $400,000 loan and a 10% down payment could see a $100 reduction in their monthly mortgage payment and encourage buyers who have been hesitant to re-enter the market, making it an opportune time for those that have been contemplating a move. We are seeing an increase in housing supply. New listings have risen by 12.4%. This trend suggests that buyers have more options to choose from, further incentivizing potential homebuyers to act now. Another significant factor affecting housing demand is the return-to-office mandates from large companies. A good percentage of remote workers stated they would need to move if they were mandated to work full time in the office. This is likely to have a great impact on housing market, as workers may relocate to areas closer to their offices or more affordable housing markets. In Atlanta, this trend may have significant implications as Atlanta is a major hub for business relocation. The spring 2025 with lower mortgage rates improving affordability and increasing purchasing power for buyers and rising inventory levels this will provide more options for prospective homeowners. It will be important to keep an eye on economic indicators and a pulse on the housing market during the coming months.

The spring market started early this year and is picking up speed. Homes that are in good condition and priced appropriately are continuing to sell quickly, while others tend to sit for 60 to 90 days on the market. For sellers: pricing, condition and accessibility are going to be key. For buyers: ensuring that you have financing locked up and having flexibility is going to be important.

Kim Kell Stinson, Berkshire Hathaway Georgia Properties
For the last three years, the Real Estate market has been grappling with what has been termed the “lockin effect” – where homeowners with low-interest rates are reluctant to sell, thus reducing available housing inventory. New construction has surged to fill the gap, but building takes time. There are signs that the “lock-in effect” is beginning to ease in 2025.

Buyers, having a great relationship with your loan officer is going to be key and winning this spring’s real estate market. You need to know all of your financing options, and the cash close necessary if you should bid over to win the home.

Annmarie Abbott Grenga, East Cobb Luxury Property Management
Mortgage rates are still holding steady, while spring inventory has increased by 13.9% from January. Expect it to be a busy spring market with more homes coming on the market and buyers ready to finally move!

This spring market will hold opportunities for sellers who price their homes correctly with guidance from their local trusted realtor now more than ever. Buyers tired of sitting on the fence are on the search! Buyers will see more competition in certain areas as rates drop. Each area surrounding Atlanta varies so it’s important to consult with a realtor about your hyper local market. The biggest challenge I am seeing is competing with cash offers and those who want to right size. This market is still proving there are great opportunities in real estate. Good news, right? Next newsletter we will discuss the updates a buyer wants to see in a home they are considering.
