How much does it cost?

One of the very first steps in shopping for new flooring is deciding what TYPE of product you should be considering. Not the style or the color. Not the texture or finish. Not even what price range. The very basic starting point----do you want soft carpet for your family room? Or super durable porcelain tile? Or shiny elegant hardwood floors?

Sometimes knowing the price of different flooring options makes the choice easier. And there is certainly a wide range of prices based on the type of floor you select. As an example, let's assume you have a 400 square feet family room that is currently carpeted, and that you are on a wooden subfloor (i.e., over a basement or crawl space.) If you were to choose a medium-priced product, the average professionally installed cost for each type of flooring is approximately:

Carpet $2000
Laminate $3200
Luxury Vinyl Plank $3400
Hardwoods 3/4" $4000
Tile $7500

The type of flooring makes a difference on your budget, doesn't it? Of course, there are many other things to consider, for instance, the average person replaces their carpet every nine years. So, if you are in your home for twenty years, you will replace your carpet at least once, maybe twice. But you will almost certainly have the same wood floor for twenty years. Over time, the higher priced options tend to pay for themselves because of the longevity of the product. However, this doesn't necessarily make you feel better when you write the initial check to pay for it!

Here is some pricing from recent installations to help you as you make your budget:

Carpet

We install a lot of SmartStrand carpet. In fact, we chose it for the floors in the Design Center because we know how well it performs. We recently installed a patterned LCL carpet (loop-cut-loop) in two bedrooms and the staircase of a Marietta home. The price for 736 square feet was a little over $3500. This included moving furniture and the removal of the existing carpet and pad.

We install a lot of carpet stair runners. Some are very simple -- for example an LCL with a subtle pattern -- while others are very dramatic. Some clients really want to make a statement, and others just want to protect their staircase (and their tailbone!)

Last week we installed a faux animal print on two full staircases for a little over $2900. The edges were serged for a more formal look. Last week also installed a Berber carpet with a subtle pattern for a client for just shy of $1400.

Hardwood floors

We recently installed a French Oak hardwood floor in the Master Bedroom of a Canton home. Our client selected Palmetto Road Riviera -- a true French Oak hardwood featuring distinct saw marks and textures in a random width 4" 5" 6" installation that feels both ageless and antique. The bedroom (344 sq ft) installed for a little over $4600. This gorgeous floor created the sanctuary our client was seeking.

Refinishing your hardwood floors is not cheap, but it is definitely less expensive than brand new hardwood floors! We recently refinished all the wood on the main level of a home in Roswell – living room, dining room, den, kitchen, foyer, laundry room, and two halls. The price was a little over $7,000. This included new shoemold and furniture moving. The client’s floor is now practically brand new and will look fabulous for years to come!

Laminates

Laminates are a great value and are an excellent alternative to LVP. Topically waterproof, stain, fade, and scratch resistant -- and affordable! The large main level of a Marietta home (1100+ square feet) was recently installed in the new Mohawk Sterlington laminate for around $8000. This included the removal of the existing flooring and moving the furniture, new shoemold and trim. The main level is now all the same floor covering, which makes the rooms feel updated and cohesive. And talk about easy to take care of – laminate just needs dust mopping and the occasional wet mopping to look great for years.

LVP

LVP is a great choice for a basement, with one caveat. Expect some floor prep to be needed to get the cement slab within manufacturer specs for levelness. (TIP: Most builders do not prepare the basement slab to meet these requirements.) We just installed a Coretec LVP in the large basement of a Marietta home, almost 1300 square feet. Our client's "all in" price was a little over $11K. She is loving how easy her new floor is to take care of.

We also installed a CoreTec LVP in a 1067 sq ft basement of a Marietta home. The cost was a little over $7000 plus some prep/levelling that was needed.

Countertops

Ashen white granite is grey and white and is very popular for kitchens and bathroom vanities. A recent installation in a smallish Marietta kitchen was $3300. This did not include the cost of the plumber.

Window treatments

This week we installed Hunter Douglas® Provenance Woven Woods Shades Fabric Coastal color Egret with light filtering liner, for a customer's bathroom. The one over the tub was PowerView and the other two other LiteRise. Her price was $3,100 for all three.
